Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

The Value of Concrete Countertops

Customization Increases Aesthetic Appeal and Real Estate Investment for Homeowners

From top-dollar homes in the San Francisco Bay Area to sprawling mountain homes in the Colorado Rockies, discriminating homeowners are demanding custom designs and finishes in their kitchens. In particular, they are looking to express their individuality and distinct design preferences with the fast-growing design material of choice concrete.

THE SHOWSTOPPER

Increasingly, homeowners are moving away from the monotonous, manufactured look of traditional countertop surfaces and choosing concrete for its earthy, timeless appeal. Plus, the options for personalizing concrete countertops are endless: one can color, polish, stamp and stain concrete or imbed personal objects like stones, seashells and fossils into the countertops surface, adding sentiment and character. Functional features such as drain boards, soap dishes, and trivets can also be incorporated to suit the homeowners own needs and lifestyle.

Concrete is slowly becoming demystified as characteristically cold and industrial. In contrary, this age-old material is warm and surprisingly tactile; people cannot help but touch their smooth, polished surfaces. Real estate agent Joy Rasmussen, who has recently sold her mountain home a short-term investment property in Steamboat Springs, CO recounts her visitors experiences with concrete: When I had open houses, visitors gravitated to the concrete countertops many people around here have never seen them.

Joys 2,265 sq. ft. mountain home was custom build by her husband, Ken Otterman, along with KJ Otterman, president of Classic Special Custom Homes. They built pour-in-place concrete counters for the homes kitchen and three bathrooms by using Concrete Countertops as their guide. The sand-colored concrete countertops were polished smooth, then paired with natural slate of varying colors like charcoal, rust and gold tones that forms the backsplashes in the kitchen and baths. As a design accent, small rectangular slate tiles were added to
the rim of the bathroom sinks, which provided a unique detail to the custom vanities.

When Joy and Ken decided to sell their house, their investment in concrete countertops proved its value. We were able to list the house $20,000 over market value, and had no problems selling it, comments Joy, while discussing the long list of upgrades throughout their house, including knotty pine solid doors, natural slate wall accents and hardwood floors. The concrete countertops were easily the most unique and impressive of all the finishes. I believe they were a huge part in

adding value to the home. Around here, all you see in homes are granite countertops and I really think homebuyers are getting quite numb with granite.

Concrete countertops are a unique offering to homebuyers who see the same finishes used in house after house they visit, explains Joy, offering her observation as a seasoned realtor. Having concrete countertops almost gives you bragging rights you have something different from your neighbors.

BREAKING THE MOLD

Another advantage of concrete is its adaptability in either modern or traditional settings, especially when coupled with other materials like varied metals, wood or stone. Concrete adds so many [possibilities] to stone, and the combination with slate, which is hugely popular here, gives the mountain homes an overall warm, natural touch, says Joy.

Joy and Ken have since built a much larger home (4,000 sq. ft.) that offers expansive views of the Steamboat Ski Resort and is meant to serve as a long-term investment for the couple. Theyve also expanded their list of custom finishes, including hand-troweled walls, elegant oil-rubbed bronze hardware, knotty pine doors that arch at the top, cabinets in a natural, knotty alder, and their favorite concrete kitchen countertops.

Unlike in their previous home, KJ and his specialty crew poured charcoal-colored countertops using the pre-cast method in the unfinished basement of the new home. Before pouring the concrete, they sprinkled an array of semi-precious stones in the mold including Leopardskin, Moonstone, Mother-of-Pearl and Turquoise. After the surface was ground and lightly polished, the finished result was an impressive blend of colors, By far, the Mother-of-Pearl was the most incredible, says Joy.

The L-shaped concrete countertop has a rough, rustic stone appearance, complementing its rugged country surroundings. An integral drain board and trivets provides function and added interest to the concrete countertop. Natural slate backsplashes, distinct wall accents, and a butcher block countertop at the kitchen island all resonate with the traditional warmth and earthiness of the concrete countertops.

Joy and Kens respective backgrounds in real estate and custom homebuilding, and as investment homebuyers, have helped them realize that concrete countertops can add tremendous aesthetic and financial value to a home. How to Maintain an Electric Shower

Installing electric showers to add beauty and comfort to a bathroom are few reasons why most homes have showers installed. Aside from these reasons, it can also make daily showers luxurious and enjoyable. However, to enjoy these things, one must acquire the right knowledge on how to do basic maintenance for the shower.

Maintenance can be as simple as precautionary measures for daily use and cleaning the parts of the shower which needs to be done at least once or twice a year.

Handset or shower head cleaning is done to prevent obstruction of water and maintain the force of shower spray by removing debris and scale. Cleaning can be done by washing the shower head with mild detergents or soap solutions. The shower plate must also be cleaned along with showerhead to avoid lowering the shower performance. After cleaning the filter and other inner parts, do not over tighten the screws of the filter and the case. Before reinstalling the device and electricity, make sure that the main water supply is sealed. Refit the case to its precise location. When reinstallation is done, turn on water connection and electricity supply to test the performance of shower. Testing should be done with cold water. Precautions that should be considered for daily maintenance and use are following:

-Never put shampoo bottle or soap on the unit as it may slip into the device.
-After using the shower, turn off the isolating switch.
-Switch off the device immediately when water ceases to flow.
-Right after any use of the device, make sure to flush remaining water to wash away debris and waste.
-Always check the temperature of water by hand before stepping under the showerhead to prevent burns.
-Do not use abrasive or aggressive products when cleaning as it may damage the unit

These are simple precautionary measures that when properly taken can expand the lifespan of the device. Users must always remember that professional help is always the best solution when encountering issues with devices such as the shower.

Tub Refinishing also known as Tub Reglazing is a process of applying a polyurethane coating in order to enhance or renew the appearance of your fixture. Tub Refinishing is somewhat the same as the finish on a vehicle and must be cared for in the same manner to prolong the life of the finish.

There are a number of things one must do in order for the reglazed finish to last. If you do not follow these basic care steps the lifespan of your finish may be cut down drastically as well as possibly void any warranty given to you.

These are the steps one must take to care for your refinished tub / reglazed tub:

  • Don't use the surface for the specified number of days or hours indicated by the company.
  • Don't lay soap, sponges, cloths, bottles or any objects on the finish at any time! Use a shower rack instead.
  • Don't let leaky faucets go unrepaired!
  • Don't use abrasive cleansers. No S-O-S pads. No Comet. No razors. NO ABRASIVES AT ALL! The tub will clean easily with spray cleaners and a soft sponge.
  • Don't use bath mats with suction cups underneath. They may pull at finish and trap moisture.
  • Don't pick surface dust off with your finger. Any surface dust will likely dissipate in 3-4 weeks with normal cleaning and usage. Waxing also helps.
  • Don't use bathtub or other glazed surface to clean brushes or any painting related chemicals or materials. Keep harsh chemicals away from tub. Don't clean or store sharp or abrasive items on surface.
  • Don't let workers stand in a reglazed tub with their shoes on. Have them remove shoes & put a soft towel down.
  • Don't put or store any items in a tub or finished surface that might damage or cut the surface.
  • Do make sure the room is well ventilated &read all manufacturers cautions and instructions. ALWAYS use your common sense, be safe and smart.
  • Do make sure there are no holes or gaps in any grout or caulking in your shower. This can lead to wall damage and a costly repair bill.
  • Do use Tilex - Lysol Tile Cleaner - Mr. Clean - Fantastic. NO POWDERS, NO ABRASIVES, just a soft sponge.
  • Do keep your tub clean and wipe it down with a towel after each use. You don't have to wipe it dry.
  • Do maintain caulking around the tub.
  • Do WAX your reglazed tub two weeks after it is done, then once every 1-3 months thereafter. Use regular auto wax and DO NOT OVER BUFF. Start by first thoroughly cleaning the surface then gently wiping dry. Then apply a light thin light coat of wax with a damp cloth using light circular motions. Wipe excess wax with a soft dry cotton towel.

With these instructions in mind you can rest assure that you are caring for your newly refinished tub or tile in the proper manner and avoiding the costly mistake of voiding any warranty given to you.

Tile suitability - Tiles are made in porous and non-porous varieties. When planning a bathroom tile installation, you should choose the non-porous ceramic tiles.

If your bathroom is small and the tiles have designs on them, you may have to go for smaller sized tiles as they have smaller designs. Too large tile designs may not suit small bathrooms so choose a smaller tile design for smaller bathrooms.

If you go for a plain color, the size isn't that important, however try to follow the rule above anyway.

A good tile design idea is to choose contrasting colors for the floor tiles and wall tiles. Then have a skirting line the same color as the floor tile.

Another tile design idea is changing color at chest level, which will change the look of your bathroom.

Try to choose bathroom accessories that compliment the color of the walls.

Materials - How much will you need? - To calculate the quantity of materials that you need, you must take precise measurements of the total area that you wish to tile.

From the total area and the size of each tile, you can calculate the number of tiles required (you must know the size of the tiles you have chosen).

You must also remember to take into account the gaps between tiles when calculating the number of tiles needed, so make sure you include spacers appropriate to the tile size chosen.

When calculating consider more than half a tile as a full tile and less than a half tile as a half tile. If you have chosen a multicolored bathroom, calculate each color separately and note down the tile requirements.

Ordering tiles - Order the tiles on the basis of the measurements taken. Note that tiles are packed in boxes and the supplier is unlikely to sell tiles individually.

Remember to order extra tiles as you can be sure that some tiles will break during installation (even the best professional breaks tiles). In addition some of these extra tiles could be used in the future if any tiles need replacing. This is not only good but an advisable practice.

Always order additional tiles since the tiles you have ordered may not be available in future, and if you require replacement tiles, you will have difficulty finding a match.

Best tools for a good job - Make sure you choose the right tool for the job. It'll make the job easier and safer too. You probably have a basic toolbox however for tiling installation you need special tiling tools.

Vista Del Valle - A Great Hotel in Costa Rica

Looking up a 300 foot waterfall wondering how I was going to get the whole thing into my shot without soaking my new high-definition video camera on day one of 35 day shoot had me feeling more like I was in the heart of the rainforest, not 20 minutes west of the international airport.

But that's exactly where I was. Vista del Valle is the perfect place to begin and end any Costa Rica vacation. Its location is perfect for accessing the rest of the country, and for being fairly close to San Jose, you can still experience the beauty that Costa Rica offers.

Vista del Valle lies at approximately 2,500 ft./ 762 meters. The restaurant is perched on a cliff and overlooks the Rio Grande Private Nature Reserve. At night, looking in the same direction, are the lights of San Jose. Which in my opinion, is the best way to see San Jose... at night and from a distance.

The food is Vista is like the food at all the lodges I'll be writing about, wonderful. The nice thing, when it comes to the food at ecolodges or small resorts, is the pride they take in food preparation. Because they're not cooking for big crowds, each dish is prepared with love and the freshest ingredients available at the time. Enjoying your meal while overlooking the Rio Grande will your first of many memories.

The pool has a shallow end for kids and there are lots of personal floatation devices to enjoy. There is also a Jacuzzi. My first thought when I saw it was 'wow, a hot tub in Costa Rica, isn't it a little hot in Costa Rica for a hot tub.' However, with the elevation, nights can get a little chilly making the hot tub option a good one. It's also a great way to enjoy the rain.

The suites, cottages and rooms are all very comfortable offering all the amenities one requires.

The gardens are a great way to introduce yourself to the botanical beauty of Costa Rica. I've spent many hours walking their gardens filming plants, butterflies and birds.

Vista del Valle is owned by Michael and Joanna Bresnan. They have been in Costa Rica for over 40 years. Their love and respect for Costa Rica is evident in the way they run their business and the respect they have garnered from their neighbors.

What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Inerrancy of the Bible - Are There Mistakes in the Bible

What does the word inerrancy main? Inerrancy would refer to text that is accurate and totally free of any errors or without any mistakes. Does this sound like any book that you have ever read or have knowledge of. Maybe there is a one sentence book that could fall into this category.

Most books however and even this article has mistakes. If I made a decision to base my life, my entire life and that of my children and grandchildren, I would want to make sure that it was accurate as possible.

Is the Bible, 100%, 90%, or even 50% accurate. Are these stories that were written by people many years ago and the lessons have been helpful but now need to be rewritten.

Does the Bible actually contain the will of God? Some scholars believe that certain sections of the Bible meet this criteria while others do not. How can these people judge if they are not God and how can we believe in this stuff is not true.

If the Bible was inspired by God but written by men, this could actually mean that God had complete control over writing the Bible or does this mean that the man wrote the Bible with gods inspiration. I'm inspired by God daily and often write about it, but don't seem to have enough followers to make it into the biblical Hall of Fame. I'm writing with inspired beliefs right now.

If there are errors in the Bible, how extensive or how many errors are there actually. There are actual stories that can be documented as historical facts. This doesn't mean the rest of the Bible is factual, nor does it mean it is historically inaccurate.

The Bible has some errors in it and some facts that we can prove but leaves us with the question, is this a book from the Creator of the universe or a book written by men, to make us believe, it was written by God and if so why are we still believe being in it. Why do some people read this book and other religious text daily? What motivates them to read holy Scripture regularly but doesn't seem to allow them enough time to find out if they are reading accurate information.

The biggest problem I have with the inerrancy of the Bible is the fact that most people tend to ignore certain truths and cling to their childhood beliefs about religion. If this is not the way or the truth, I would want to start looking for it, instead of following someone else's dreams or religious doctrine.

Dangers Using Wood Stair Cleats - New Stair Construction

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

If you decide to use wood stair cleats, I would suggest using screws instead of nails and drilling holes in the wood stair cleats, most of the time this will prevent cracking the cleat. Try to use a thicker material for the stair cleat, for example using a 2 x 4 with lag screws and washers would be better than using a 1 x 4 with nails.

In the eleven years that my husband and I have been together we have moved five times; we have built four homes, and remodelled four others. I am very familiar with what a couple can expect 'under the influence' of construction. The emotional tax during a remodel is very real, indeed. Yet because there is little available information about it we tend to take the hard rout. We think, "Oh, it's not as bad as other people make it out to be!" or "If we don't make a big deal about it, everything will be just fine." And, actually, what choice do we have?

Less than halfway into it, many couples realize that not only is there a huge emotional side to their project, but that it is far bigger than they had imagined it could be. We have all heard about couples who divorced, or nearly separated, after building their dream home. Answers to the question of "why" are limitless, but the bottom line is this: if they knew what to expect and/or had some guidance, they may have still liked each other once their home was finished. Remodelling is a huge deal, and it is not for the faint of heart or the uninformed. Even if you have a very strong marriage, there are likely to be emotional side-effects you would rather avoid, and could, if you exercise the care necessary ahead of time.

Because of my own challenges with this personal aspect to remodelling, I had searched everywhere including book stores under home-construction; home-remodelling, and even the self-help aisle. But I found little that paid the slightest attention to the emotional fallout of home-remodelling. It was just as frustrating to search on-line for any comprehensive guidance that could arm couples ahead of time. All I was looking for was something that would both confirm, and ease, the impact home-remodelling has on domestic life and -not least of all- on marriage.

Remodelling is a multi-layered entity to say the least. There is the physical project which is worth many, many layers all by itself, and then there is real-life before, during, and after the project. As involved as the project will be, your relationship needs equal care and consideration.

I sincerely hope that this article will aid in revealing some common (though not so strange) issues before they become problematic, and lessen the element of disappointment in those you can not foresee.

The sense of accomplishment that comes with witnessing your project to its completion can be very satisfying indeed. Nine Essential Steps.

Essential Step #1

Decide together, that you need to decide how to communicate with each other

Revise your skills; explore new Skill-sets. Buy a book on effective communication for couples, and READ it together. Take a short workshop TOGETHER. But make it fun because fun is an important binder which makes learning something potentially 'ho-hum' much more... well FUN! The more intelligent you are the more you will need it, simple because you are more likely to reasonably talk yourselves out of it. But take my word for it, find a way to agree on your communication styles, and (I'll say it again) have FUN with it because you will need to be able to deal with potentially uncomfortable issues when neither of you feels like it, or when you are both exhausted.

Essential Step #2

Decide on what is true for you!

a. Do you really want that library? Is it essential that you buy your tile from Italy? Can I really live without a room of my own for my projects? When we remodelled our kitchen I hadn't thought about recycling. What a blunder on my part because I believe in recycling. I could kick myself because what's true for me is that I feel responsible for how I live on my planet. So, that is a value I neglected at the time. Why? Honestly, I just didn't want to argue with my husband over it. That's ridiculous! But I learned Essential Step #2 from it and have applied it elsewhere, thank goodness.

b. Champion your partner's truth. This is very important. It is a very engaged form of active-love that pays dividends. When your partner trusts that you not only know what they want, but that you will protect it, everyone relaxes. Remember that you have to ask them what they are not willing to give up; what they absolutely must have to feel satisfied with the design or handling of the job; and what they definitely do not want. Please do not forget to think of your own answers to these and other questions of your own. Once you are clear about what you want you must tell your partner. If they are to be on your side when you need them they must be informed. We generally can not be expected to support what we do not know about. Even when we are aware of our partners needs it is still sometimes difficult to keep it all together.

Essential Step #3

Make the commitment!

Yes, you are actually going to do this remodel. So often one person is on board completely with the project and the other one isn't that keen, but they tell themselves, "we need the room," or "It will make her happy," or "my husband decided ...so I had to go along!" Whatever your reasons and/or reservations, if you are moving forward with the project then do what ever you needed to do to get on board with the reality of it, and plan together how to make it work for you both. When one of you can not wait to begin, and the other is not enthusiastic at all, you will likely create deferred resentment. And for good reason I am afraid. Someone's feelings, opinions and needs, are not being taken care of. Both of you need to win, and both of you need to feel safe and supported if this is going to go as smoothly as possible.

Essential Step #4

Accept the idea of multiple choices!

1. Mono-Way

2. This or That Way

3. Sky-Way

This step provides flexibility. Think Bamboo verses Oak. When considering these nine steps, remember that you have as many choices as you can dream up. In other words, stay away from the mono-way attitude I call MWOTH (MY WAY OR THE HIGHWAY). Remove the stifling air of a stale-mate as in the either/or (this or that way) choice. Brainstorm! The sky is the limit when it comes to ideas. That's sky-way. Make it a game. How many solutions can you each come up with in 60 seconds? Whoever has the most choices, wins. Let yourselves have fun with it; be silly and outrageous; be real and practical too. The point is not to edit yourself, or each other, when playing this game. You will be surprised at the very practical ideas you can build together from just one ridiculous notion.

Essential Step #5

Choose your POA!

a. What is a POA? Position Of Attitude means: adopt how you want to be with the larger picture. Do you want power-struggles? Do you want the culture of your relationship to continue to feel friendly and efficient? Do you want it to feel honourable, clear and unencumbered? Do you have realistic expectations? How do you want to behave when problems come up; personal disagreements; billing issues; budget concerns? The more you think about, discuss, and decide on ahead of time (in terms of how you will be with each other at such times) the better you will likely preserve intimacy. Intimacy and trust are the assets most often at risk during power-struggles and blaming.

b. Decide what out-come you want. This sounds simple enough but it is worth re-claiming. Do you want this to be a happy experience? Do you care more about the bottom-line than about how you treat one another? Is there a middle ground that has wiggle room for you both? Is there a way to view it all so that the budget remains sane AND you don't shatter your relationship over an inflexible iron will?

If you do actually care more about the bottom line, then you have a real challenge. Either you should admit it and deal with the consequences, or find some way to soften your approach so others don't turn on their heels and run away from you as fast as they can. You may really want to preserve your intimacy, and your partner's trust that you are always safe for them to problem solve with (or whatever). However, maybe you've been accused of being really controlling or perhaps even overbearing. In this case, you may feel it is important to find a way to get a grip on what drives you to the point of loosing your grip on the big picture. An active decision to deal with this part of yourself, is a huge act of love that your husband or wife will absolutely notice.

c. Accept the idea of multiple choices: Remember this from Essential Step #4? This is a great tool to bring into building your position of attitude. You can choose what ever attitude you want to have. Remember that the attitude you already have is one you are allowing yourself to have. I know that you didn't come by it accidentally. You earned it through time and experience. Yet, have you ever noticed that there are statistics to back up every point of view on just about anything you can dream up? It's the same with our attitude about anything. So, decide between a selection of attitudes you would most like to hold, and then find the evidence to back it up. It's there if you look for it.

d. From blame to game: The bottom line here is there is no room for blame. If you are creating this project together; championing one another; claiming and sharing your POA; brainstorming for fun and choices; if you are learning and declaring what is true for you... then there is no room for blame. You will find that you are both on the same team, and you're not just pretending to be. Your finished house will not give you back the love you laid at its foundation, nor can it replace the intimacy and trust you sacrifice to it for the sake of any part of it. And dollar equity alone feels very empty at the end of the day.

Essential Step #6

Creating Memories!

Develop an attitude of adventure. This is so important. Get real! Let's face it; this project is not essential to survival. It will make life easier; your friends may be impressed; you will have more room and hopefully everyone will have the space to be who they are in the new digs, but it is not a question of survival. Don't make it about survival. Make it about the adventure and about the stories you get to tell together for years after. You want to shoot for the kind of stories you can safely tell your grandchildren.

Essential Step #7

There are several solutions to every 'unique' problem!

This goes along with the idea of multiple choices. You don't get to misbehave just because you think your issues are unique and this exempts you from: giving up your mono-way attitude; or from effective brainstorming; or from championing your partner; or for that matter, from honouring what is really true for you. Solutions come from Ideas, and good ideas come from you. Recognize the possibilities that are unique rather than the problems that are unique. Brainstorm ways that the unique possibilities may actually take care of the issues at hand.

Very Essential Step #8

Do NOT give up your tools of sanity!

This kind of temporary situation will always take too long. If you practice yoga; if you go to the gym; if you meditate; play soft-ball; go for long walks; play scrabble; see your friends... what ever keeps you sane when life is normal, it is even more important to do them now! Do not accept anything less at this time, and I encourage you to really support one another in absolutely making this happen.

The love you two have, the history, the kids, the pets, the sorrows and the pivotal moments you share together, are all far too precious to compromise even over a house. It doesn't matter how much the house is worth now, or how much it will be worth.

Extremely Essential Step #9

Making it Count!

This remodel will take several months of your lives. Make the shared experiences count toward the overall quality of your relationship and toward the tone of your individual lives. This is a growth experience anyway you slice it. Make it count personally, and in what you learn about being in relationship. Make it count spiritually if you have that persuasion. Make it count in the examples you will set for your children or friends who will go through the same challenges on similar projects.

This final step is by far and away the one that I care most deeply about. In the work I do with grief coaching, it is so clear to me that radical changes in our lives create great losses for us as well as great opportunities. The losses ask us to grow up a little more, and the opportunities as us to share what we've learned. Tearing down and rearranging our home is an experience that stirs our core sense of survival. This is why many people do fly into a survival-mode during a building project. It taunts ALL instincts of self-preservation; currency, shelter, and domestic and emotional safety, to name just four. But remember that this is an optional 'danger'. It is as it were, both perceived and self inflicted. We volunteer to hold onto the image of a better life for ourselves. If all goes south, you could suffer a financial loss, but you probably won't die. Not unless you make yourself, and others close to you, sick with worry or fright.

So make this whole experience count toward who you want to be personally, with your family, and in the world. This way, no matter what happens, you will feel more able to handle anything, simply because you chose; committed to; and preserved who you wanted to be long before the issues arose and it became too overwhelming.

Suffice to say during times of great change we are asked to address our core values. We must do this for the sake of your mutual success, both personally and as a team. We are also being asked to face up to what we want most. These are the essential agreements that we must cling to when we have extreme anxiety, worry and fear. Take care of your selves, and take care of each other. If you begin with these essential steps, you will go very far in achieving success at every level. Your sense of personal pride will extend beyond yourself, and years from now only the glow of fond memories will arise when you remember this time together.

Window Header Framing Problems

As a building contractor it is my job to assemble the house to meet the specifications from the architect and the structural engineer. I do this by looking at the building plans and installing the specified lumber sizes. I can take it upon myself to install a larger size wood beam or window header adding an additional cost to the job of course. I don't think so.

It's not uncommon for a framing contractor that has an additional 5 foot scrap piece of 4 x 8 left over that he now has no use for. He can then choose to use the 4 x 8 instead of a 4 x 6 for the window header. This type of building is common and acceptable.

If the structural engineer calls out for 4 x 6 window and door headers do not take it upon yourself to replace the 4 x 6 with a 4 x 4. I have seen too many framing contractors or carpenters make an on-the-job judgment like this.

A good example would be a single story house with 2 foot wide windows that require a 4 x 6 window header. As the carpenter builds homes over the years he can come to his own conclusion that a 4x4 will work fine for this application. Again keep this in mind as a framing contractor and a carpenter you are assembling the home not designing it.

Do not change the sizes of any headers or beams.

A long time ago carpenters used a standard rule of thumb, you could go up two sizes larger than the window opening for your header. Let me give you an example of what I'm trying to explain.

A 4 foot wide window opening would require a 4 x 6 window header. A 6 foot window opening would require a 4 x 8 window header. This should give you an idea of what I mean by going up two sizes larger than the window opening to figure out the lumber necessary to use for your window header.

This rule of thumb does not necessarily apply in today's building industry. The reason for this is structural changes from earthquake damage. The structural requirements that are required for building a home require a lot more metal bracing and strapping. Therefore some of the lumber requirements for beam sizes and window headers will be different.

This message is for general contractors, framing contractors and carpenters. When installing a window header and you take it upon yourself to change the size you also assume the responsibility if the building fails. This type of mistake is common and you guys know what I'm talking about.

It's not worth it. Keep in mind you are the assembler and not the designer of the building you are working on.

How to Install Natural Stone Veneer

Natural stone veneer can be applied to retaining walls, indoor or outdoor fireplaces, wall facades, and pillars. Thin stone veneers are made from real stone so they resist warping, cracking, fading, and chipping. Additionally, if they do become chipped or cracked nobody will notice since, unlike fabricated fake stone veneers, the color and texture of the stone goes all the way through the stone. Stone veneer is also faster and easier to apply since it is lighter and easier to handle.

Natural thin stone veneers come in a wide variety of styles and colors to choose from. They are quarried in Arizona, Lannon, Fond Du Lac, Chilton, and Michigan. Thin stone veneer is the ideal stone application since it is superior in terms of being very durable and flexible in matching nearly every style, color, and design. Stone veneers are thinner and lighter than manufactured fake stone veneer and fiberglass stones.

The Basics

Stone veneer installation on any surface needs the same basic methods of application. First there needs to be a moisture barrier, a frame or structure for the mortar to grip, mortar, and then the stone of your choice. The moisture barrier and backbone frame are necessary components to ensure that your thin stone veneer will last a lifetime.

When installing stone Veneer to plywood, paneling, wall sheeting, wall board, or other non stone surface:

1. Cover the wall with a moisture barrier that is weather resistant and protects the underlying wood and the back of the stone veneer from moisture damage.

2. Apply a metal lath, mesh, or sheeting with galvanized nails or staples according to your local building code. This supplies rigid support for the mortar to stick to which provides a firm backbone for your stones to grip.

3. Apply your mortar, and on top of that apply your choice of stone veneer with mortar in between the "joints."

4. After your mortar has hardened, simply use a stiff brush and some water to scrape away any mortar that has found its way onto the face of your stones.

Concrete Masonry Stucco

1. As long as the masonry contains no oils, surfactants, or other chemicals on its surface and is clean and dry then you can feel free to apply the stone veneers without any prep. Just make sure that the backside of the masonry will not be exposed to a water source such has those used for retaining walls, ponds, or garden beds.

2. If it does contain chemicals or oils simply etch the surface with muriatic acid and score with a stiff wire brush.

3. Apply your mortar and your stone as usual.

4. If your surface has been treated with paint or other chemicals, simply sand blast this surface away or follow directions above and apply a barrier material, metal lath, mesh, or sheeting and install stone as you would for a plywood wall.

Metal Buildings

1. Install paperbacked 3/8 inch expanded metal lath to metal cladding supports. Use metal cladding supports of at least 12 to 20 gage and using 1 inches -12 pancake head super tight screws. Make sure that the screws penetrate at least 3.8 inch beyond the inside of the metal surface and at least every 12 inches.

2. Apply a 1/2 inch to a 3/4 scratch coat of mortar and allow it to dry at least 48 hours.

3. Apply the mortar and install the stones.

4. After the mortar had been allowed to dry at least 24 hours simply clean any mortar stains form the face of the stones with a stiff brush and water.

Home Selling Tips - Best Real Estate Advice Ever

One of the most important things to remember when selling your home is to keep it as clean as possible. If you need help or don't have the time to organize your stuff, you can hire a home staging professional in your area. Ask your real estate professional for more information.

1. Remove any clutter from the home and place it in storage. Do not store this stuff on the property if you don't have enough room. Storing clutter in closets or in your garage, will often make these areas look smaller. By removing clutter or even large pieces of furniture, the rooms will look larger.

2. Disconnect yourself emotionally from your home. This is a big problem for people who have lived in their house for long periods of time. If you've raised a family here, the children could have emotional ties also to the home. Some home sellers are looking for someone special to buy their home, if you've got the time and money to wait, you can be selective but be careful, because the longer you wait, the market could go up or down.

3. When your real estate professional is showing the house, it's always a good idea to leave the home until the potential homebuyers are gone. One example of this would be if you were in a bad mood or didn't have a good day and were a little upset at the world. Your mood could cause potential homebuyers to lose interest in the property. I've seen this more than once.

4. Make sure everything is operating properly. This would include doors, door knobs, windows, kitchen appliances, garage door openers, cabinet drawers, bathroom fixtures, toilets, faucets, lights, switches, electrical outlets and anything else that moves, slides, turns or rotates that is part of the home.

5. The Interior and exterior walls of the home should be in good shape. Make sure there's no termite damage, wood rot, peeling paint, broken windows or holes in the walls.

6. Make sure the flooring is in good shape. Some real estate professionals will suggest, replacing the carpeting with a neutral color. This method often works pretty good but I have seen plenty of homes that were re-carpeted and after the home was purchased the carpeting was replaced again, by the new owners. Just make sure the flooring is in good shape.

7. Here's a trick that definitely works a little magic when selling a home. Leave some cookies or a nice fruit bowl on the dining room table. There is no need to leave a sign that says "Eat Me". It gives the home a warm feeling, almost like a country atmosphere.

8. Even better than home selling tip number seven would be baking some cookies just before the perspective buyers arrive, it's not the cookies, it's the smell from the cookies that most people cannot resist.

These are just a few home selling tips but the most important is to keep the inside and outside of the home clean.
